“Human angle” is very important in team work. When we are technically, scientifically sound with too much education, we try & ignore this during initial years of corporate life.

It takes years of experience to understand this. It takes lot of observation, lot of reflection, opportunity to be part of mix team, to lead a team & to resolve a challenging situation to learn this perspective. INSEAD had module to sensitise this in class room.

20 years back MacD was new to India & a premium brand. In a small HQ team meeting during a lunch break there was a discussion about team member’s habits. One of the very senior guy commented about an expectation of another senior guy. He told that we have to specially send office car to fetch a MacD burger for this senior team member every day while other seniors are happy with morning Poha-Idli. Implying that most other are better team players, better leaders. Also, that guy may not be fit for a role as he may not be in position to do cost control.

How a habit of snacks in the morning is developing perception & decision making.

The answer from the senior most guy was ignore it, look at his upbringing, look at his family background, accept diversity in team.

Leader needs to remove bias & manage team.

Face | Voice | Knowledge | Face Reading

There is difference in culture, there is difference in people within culture also. The way we interact with a Japanese or Indian or US business rep is drastically different.

Face is used to charm & attract the other side into conversation. Voice also plays very important role while trying to develop connect with people. Smile can be visible & can be heard also.

There are people who are expressive, there are people who are very emotionless, at least by face expressions.

For Sales team, BD team, Collection team, Service team, face & voice play important role.

Corona is bringing changes in a way we operate. With mask on face, the advantage of having good face for Sales rep is reduced. Same way, with mask on customer's face, it's difficult to read the face expressions of customer. The mask is going to affect the way we talk & voice modulation. It's going to be more efforts, more patience to communicate effectively.

Knowledge required for developing rapport over phone, video call, or over Emails .

The IQ, EQ both are going to be important for Sales Person. Sales person will need to upgrade herself-himself on Interpersonal skills. Knowledge is going to be most crucial, keeping customer engaged will require now more than a good smile.

Africa, In 1913 the Natives Land Act reserved 90% of the country for whites, who then made up 21% of the population.

China, by the 1920s, a tenth of the population owned over seven-tenths of the arable land. Followed by killings, “people’s communes”, “hukou”, “dipiao” & still evolving.

Japan, land committees on which tenants outnumbered landlords oversaw a reapportionment that took land from 2m households and gave it to 4m others.

Taiwan, the share of land tilled by the owner rose from just over 30% in 1945 to 64% in 1960.

India saw movement like Bhoodan, Gramdan, Barga, (also some violence) with limited success in pockets. Communists in Kerala & West Bengal earned vote bank for life time. Rest, nothing has improved farmer’s conditions.

It’s time to relook the policy of “Only farmer can buy land from a farmer”. Atleast it will hike the prices of farm land. If required, states can maintain restrictions on land use. Let there be overall capping on ownership. But, let farmer get the right price of land & let him move out of farming if he wants. Let new educated entrepreneurs try farming.

Let’s appreciate Mr Yedurappa for taking lead on same. Hope it brings prosperity for state & people. It’s time for other states to follow Karnataka.

Economic Advisor | RBI Governor

These positions are considered quite important during downturn.

Economic Advisor normally plays advisory role to Government. So, if there is difference of opinion than there are stakeholders like Finance Secretary, Finance Minister, Cabinet, for brainstormed team decision.

RBI Governor can do so but unofficially. So, during this kind of time trusted, mature RBI Governor is must. During difficult time Govt prefers to trust IAS-ICS cadre historically over Economist since 1935. Some examples, 2nd world war, 1971 war, Downturns (1991, 2008, 2019).

Recent few weeks, Economists recommended lot many solutions, offering help but Government is not taking them seriously. When we read their suggestions, most of them are focusing on only one side, whom to give, how much to give, give this free, that free, give Rs 1000 a month, make travel free.Politicians already know all these.

I am yet to see major recommendations from where to bring money. There is difference in Economist & Philanthropist. Both have different roles in society. There are multiple states in India, why these Economists are not doing pilots on their suggestions with few states, but both side, Bring Money & Spend Money.

Let them prove their value, spend some time, advice & implement.

EPC | PPP | Roads & Railways

Japan built “roads & bridges (to nowhere)” & “(needless) dams” to revive economy.

Late 1980s and 1990s, Japan spent ¥2.89tn to build 15 vast bridges between the islands of Honshu and Shikoku. Many roads, bridges were scantily used leading to criticism of Japanese central planners.

China funded similar projects within China & in other countries for strategic objective & support Chinese raw material industry.

Luckily, India is better placed as we really need to upgrade our roads, bridges & railway.

Easiest way to generate employment is upgradation of Roads, Bridges, & Railways. Public investment can help economy-GDP. But there is limit to Public investment,PPP has to be reconsidered.

Last few years focus shifted from PPP to EPC as no one was even ready to bid for PPP projects and many were defaulting Pre or Post completion of project. Because of unrealistic aggressive bidding by private players & limited flexibility of arbitration settlement in contracts.

After six years of PPP for Railway station redevelopment, not a single project has been allocated.

We need to expand PPP to other areas, like Sports, Tourism, Exhibition facilities.

Let’s be realistic, fair, in both side of contracts & set up mechanism of dispute resolution in PPP projects.

VISA | GST & Octroi

Europe implemented one Visa policy, Schengen Visa, to improve business & employment across Europe. India as a country was always there with free movement of people which helped people get employment.

Will any company send an employee for business or setting up new factory to other state if there is fear of he/she getting quarantined blindly, 14 days? It’s business cost.

Hurdle to goods movement was corrected by GST & Octroi (removal).

By removing article 370, the same benefit got extended to J&K.

Focus on ease of doing business at state level, willingness to attract manufacturing to states, & linking same with additional loan limit of state are some good steps.

We all understand that communication, roads, transportation, & travel are important part of economy.

We halted running “economy” engine to educate people, improve health supply & prepare nation for new habits. The direction changed from highest level in the country & that’s why it was understood quickly.

Now, it’s time to change direction again to save economy & employment. It can happen by similar bold statements from central & state leadership.

Else, one part of Govt will try to revive, support industry by moratorium & the other part of Govt will take actions which suffocate-kill industry.

Motivation | Hope vs Threat

Everyone will have different management style to motivate team. In good time, not so good time, bad time & worst time, should the style be same?

Many leaders might not have experienced all these phases in professional or personal life. They may continue same style in all phases of business cycle.

This is extraordinary time, it’s also time to reflect on individual belief on how to manage team.

Many leaders believe in motivating team by giving threats, by keeping team constantly under pressure.

There are few who believe in motivating team by setting example, being transparent, fair & giving hope. I think this is the time for this kind of leadership.

Also, hope motivation should be open & worst case threat motivation can be one-to-one in this difficult time.

No communication by key people & wrong communication by others should be avoided. Not everyone in organisation is capable to communicate in this kind of scenario. The leader should evolve & show empathy, compassion, sympathy, warmth, show some ray of hope.

It’s time to communicate, it’s time to talk, it’s time to explain, it’s time to give hope. That’s what leaders are supposed to do.

Real Estate Reforms | Part II

Organised industry cannot have so many players. Let’s assume 10 major players controlling 80% business of city by value in next 20 years to make industry organised.

For immediate attention, the first step should be to drop the Clause of refund in RERA. Some cities can have innovative clauses like 30% inventory can be sold before substantial construction without cancellation clause. Remaining inventory can be sold after OC. Let few cities adopt rule of 100% sales after OC. We need five year pilot project in different cities with different rules. Let’s evaluate than after.

Let Government decide they want private industry or not in this sector. As If Government becomes competition in micro market than it can hurt the industry badly. Launch of LIG, MIG by Govt before elections, hurt the industry. Or let Govt announce the dedicated area for Private players & Govt subsidised projects.

Slum rehabilitation, let’s understand viability & let capitalism earn for few years to solve this biggest problem

State or central Govt may need to announce fund of fund to bring out some stuck projects. Or a one time settlement ordinance with full authority to the special bench.

Integrity of Govt agencies & state leadership will play big role, if we want quick results.

Real Estate Reforms | Part I

Real Estate is one of the biggest industry of world. We can also consider it as one of the oldest industry of world.

From Mohenjo-daro, Harappa, Dholavira, to Lothal, we have example of this industry. Lothal, Dholavira show how water & drainage management existed during that period. How industry, ports & Housing were integrated. And despite of being that much old industry, it has still not become an organised industry.

Government is trying to implement some reforms. It’s time for local administration to take lead on same. Most issues in this industry are faced within city & state limits.

Let this industry become first organised in one city, one district & than within State boundary. Doing something across India may take another 20 years than after. We are like EU negotiations, if we try & attempt same pan India.

It’s like what path we should take, socialism or capitalism, for this reform. Socialism based reforms will take 200 more years to give result, capitalism based reforms may make this industry organised in 20 years within state & may be 30-40 years across India. We need dedicated Liasion to achieve same along with visionary state & city leadership. All industries have achieved same by persistent efforts in rule formation for the industry.

No one except organisation people knew Mr Modi before he became CM. Keshubapa, Shankarsinh Bapu, Kashiram were some faces of BJP. Kutch earthquake mismanagement gave opportunity to Mr Modi.

Mr Modi attracted industry by calling industrialist personally, spent on roads, urban infrastructure projects, water pipeline projects, 24 hrs electricity, Garib Kalyan mela for DBT, subsidised housing, promoted tourism, no riots after 2002, managed state finance. He defeated earthquake, drought, inflation, unemployment by all these initiatives. Land & property prices jumped multifold bringing benefits to people. Last downturn saw beautiful investment in “Mahatma Mandir”, GIFT city & roads.

Loan waiver for farmers,MANAREGA & Loan restructuring helped UPA in that decade temporarily.

2020-2030, There will be healthy competition among opposition CMs, Amit Shah Ji, & Yogi Ji in this decade.

Modi Ji won three elections before going for PM position. Who can do same? They all have all solutions from what Modi Ji did in 2000-2010 decade.

Infrastructure spending by Central-State Govt and Central-State PSUs should be the first step. Railways, AAI, Defence should prepone Infrastructure spending & procurement. Let’s see who takes lead.
